Healthy Lawn offers lawn aeration and overseeding in New Jersey to give you the thick turf you want. When we core aerate a lawn, we open the thatch layer and allow better oxygen flow and nutrient uptake into the grass's root system.
We pair aeration with overseeding so new seed lands in loosened, open soil, which allows for maximum root growth and development. Prefer to handle seeding yourself? We offer aeration-only service, too.

Aeration and seeding is one of the most beneficial services you can do for a lawn, especially one that gets heavy foot traffic.
We open up the soil and plant new seed so your lawn grows in dense and strong, with fewer bare patches.
Water, air, and nutrients reach the roots more easily, helping your lawn thrive from the ground up.
A fuller lawn naturally chokes out weeds and stands up better to disease, without extra treatments.
Deeper roots, fed by nitrogen and potassium that now reach them, help your lawn hold up through hot New Jersey summers.
Water soaks deep into the soil instead of pooling, reducing runoff, erosion, and stormwater issues.
Your lawn better absorbs nutrients, water, fertilizer, and sunlight, so every treatment works harder.
Lawn aeration is the process of pulling small plugs of soil and thatch out of your lawn so air, water, and fertilizer can reach the roots. Core aeration, the method we use, removes actual cores of soil with hollow tines, which relieves compaction far better than spiking or poking holes.

Our core aerators drive hollow tines deep into the soil and lift out thousands of finger-sized plugs across your lawn.
Each hole breaks up compaction and cuts through thatch, creating channels for oxygen, water, nitrogen, and potassium.
When we overseed right after aerating, seed drops into the holes for direct soil contact and faster germination.
The plugs break back down into the soil, and your grass fills in thicker with a deeper, stronger root system.
Much of Central Jersey sits on heavy clay soil that packs down fast. If two or more of these sound familiar, your lawn is a good candidate for core aeration.
The day after a good watering or rain, push a long screwdriver straight into your lawn in a few spots.
Early fall. New Jersey's cool-season grasses recover fastest, and new seed takes best, while the soil is warm and the air is cooling.
Spring aeration punches through the pre-emergent barrier that keeps crabgrass out. Spring seed also has to compete with summer weeds and heat.
Once a year in early fall is enough for most lawns. Lawns on heavy clay, with high traffic, or in weak condition benefit from repeating it each year.
Our season runs from mid-late August through mid-October, with exact dates set by the weather. We schedule in advance so you have time to prepare your lawn.
Core aeration and overseeding is meant for lawns that need improvement or density repair, not lawns that are more than 30–50% thin or bare. Here's how each option stacks up.
Lawns that need thickening and density repair
Plugs pulled, then seed spread so it falls into the open holes
Germination in 14–24 days; plugs break down on their own
Loosening compacted soil, or if you prefer to seed yourself
Top-of-the-line core aerators remove soil plugs, no seed
Better water penetration, less thatch, and new root growth
Properties with significant damage or large bare areas
Steel blades slice furrows and drop seed directly into them
Grass fills the "corn rows" first, then spreads; slower to full coverage
Good lawns needing only minimal improvement
Seed spread on the surface with no rake, dethatch, or aeration prep
Least costly, but least effective of the seeding options

We schedule in advance so you can prepare your lawn and adjust plans as needed. Here's how the process unfolds.

Make sure our crew can reach the lawn, and let us know about any sprinkler heads or invisible pet fences. If the soil is very dry, a light watering the day before helps the aerator pull deeper plugs.
For best results, seeding is always performed at the time of aeration. Some mud may be tracked onto driveways and sidewalks, but we always do our best to leave every area clean.
The plugs dissipate back into the soil and act as a cover for the seed in the holes. Any dead grass churned up also breaks down and won't hurt your results.
Seed typically starts germinating 14–24 days after service, as long as it's watered correctly.
If your lawn was in poor or weak condition, aeration and seeding may need to be repeated in successive years to build density and choke out future weeds.
A seeding service is only as good as the aftercare that follows. Proper irrigation on a regular schedule is a must if you want your new grass to reach its full potential.
Set your sprinkler timer for early morning, once a day.
Only if the soil is dry, on top of the morning cycle.
Once seedlings reach 3–4", resume your normal watering schedule.
DIY lawn aeration may seem cost-effective, but the results often fall short.
★★★★★Fast and friendly service. The aeration crew worked clean and efficient. I am very happy with the work that was done and will be switching over next season for multiple services. Great team effort all around.

Once a year in early fall is enough for most New Jersey lawns. Lawns with heavy clay, high foot traffic, or sod laid in the last 12–24 months, or lawns that started in poor condition, benefit from aeration and seeding in successive years.
Early to mid-October still works for cool-season lawns as long as several weeks of growing weather remain before a hard frost. Our aeration and seeding season typically runs from mid-late August through mid-October, depending on the weather.
No. Leave the plugs on the lawn. They break down back into the soil within a couple of weeks and act as a cover for the seed in the holes.
You can, but fall is better in New Jersey. Spring aeration disrupts the pre-emergent barrier that prevents crabgrass, and spring seed competes with summer weeds and heat. We reserve spring aeration for badly compacted lawns that missed the fall window.
New seed typically starts germinating 14–24 days after aeration and seeding, as long as it is watered correctly. You will notice better water absorption right away, and a thicker lawn by the following spring.
If your soil is very dry, a light watering the day before helps. Moist, not soggy, soil lets the aerator pull deeper plugs, and a recently mowed lawn is easier to work on.
Usually not, as long as our crew can reach the lawn. Give us a call ahead of time if there are gates, pets, or anything else we should know about.
Core aeration and overseeding is designed for lawns that need density repair, not lawns that are more than 30–50% thin or bare. For heavily damaged lawns, our slice seeding service is usually a better fit.
